3 things not to forget for a successful rental inventory

Whether you are an outgoing tenant, an incoming tenant or a property owner, a few golden rules must be observed to carry out a successful rental inventory. Three phases to respect so as not to forget anything.

Preparation before the rental inventory

Have you found a new apartment to rent? It is now necessary to prepare the exit of your current accommodation. The convocation for the rental inventory must be sent 15 days before the departure date, whether it is the end of the lease or an early termination. Because remember that for an apartment in Lausanne or elsewhere in Switzerland to be vacated before the end of the lease, it is up to the tenant to find a replacement tenant . You should know that cleaning, chimney sweeping, filling holes in the walls and other routine maintenance (hood filter, joinery joints, etc.) are the responsibility of the outgoing tenant. The owner will not be able to hold his tenant responsible for damage caused by wear and tear deemed normal. It is also appropriate for the manager to provide himself with a complete inventory model.

Observation during rental inventory

Whatever your role in the rental inventory, you will need to be particularly attentive. When entering the premises, it will be necessary to observe every detail so that a deteriorated element is not reproached to you on leaving. Check the condition of the floors, walls and ceilings as well as the joinery. Check that appliances and faucets are working. Note that the outgoing tenant or the owner must organize a meeting during the day in good visibility conditions, and the apartment for rent must be empty and clean in order to be properly appreciated.

Patience after the rental inventory

You have returned the keys to your apartment in Lausanne or Geneva for example and you now hope to recover the security deposit paid at the entrance. To recover this amount in full, the exit rental inventory must show no deterioration (except normal wear and tear) compared to the entry inventory. Hence the interest of regularly carrying out the maintenance which is the responsibility of the tenant. However, you should know that the owner has a period of 12 months to return your deposit.
