Rental in Switzerland: 5 tips for a stress-free outing inventory

Leaving your rental property is fear of losing your security deposit. So to live your end of lease serenely, follow these tips to calmly carry out the exit inventory.

Find the inventory of fixtures of entry

First tip to make sure you get back the security deposit paid when renting the apartment: get your hands on the inventory of fixtures at the entrance. This is a priori annexed to the rental contract. If you can’t find it, don’t wait for the day of the exit inventory. Ask for the document when setting the termination date of the lease. This inventory signed when you enter the accommodation will allow you to check how the elements appearing therein have been judged, whether it is the floors, the furniture or the household appliances. This is all the more useful when you have stayed several years in the same property.

Move one week before the exit inventory

Plan to vacate the apartment at least two or three days – and if possible a week – before the exit inventory. When moving, you sometimes discover a few surprises: a stain on the wall behind the sofa, traces under the gas stove… Having a few days to wash the walls, fill in the holes, give a coat of paint is often useful to make the apartment in acceptable condition. And to help you when you leave, consider using your personal moving assistant, PlanYouMove .

Organize a meeting in the middle of the day

Whether or not this is provided for in the rental contract, it is advisable to carry out the inventory of fixtures in broad daylight in order to have as much light as possible to clearly visualize the state of the accommodation. Also allow enough time so that you do not have to rush the inventory or accept certain remarks on which the owner could base themselves to deduct costs from your security deposit.

Review the exit inventory before signing

If an intermediary or the owner draws up the inventory of fixtures, you will have to reread the document carefully and compare it with the inventory of fixtures at entry. If damage is reported that seems unjustified to you, dispute it and do not agree to sign the inventory in this form. Generally, everything goes well, but note the following tip for your next apartment rental: take photos during the inventory of fixtures that you can compare when terminating the lease.

Be patient after the exit inventory

The inventory is signed. You have returned your keys. You can now do nothing but wait. Be aware that you could only recover the amount paid when renting the apartment 12 months after the termination of the lease. Also, if the mail is late, don’t panic. The owner has a fairly long period of time to return the deposit, but not everyone waits for this period to expire.
